The market shifted gears in August. More than 5,200 homes sold across the GTA. slightly above last year, but the real headline is supply. Over 14,000 new listings hit the market, nearly 10% more than last August. That means buyers suddenly have more choice and more leverage than they’ve had all year.

• Sales: 5,211 homes sold (+2.3% YoY)
• New Listings: 14,038 (+9.4% YoY)
• Average Price: $1,022,143 (-5.2% YoY)
• Average Days On Market: 33

Prices tell the other side of the story. The average home sold for $1,022,143, about 5% lower than a year ago. But compared to July, prices held steady, hinting the market may be finding its footing. With inflation easing and talk of more Bank of Canada rate cuts ahead, affordability could improve further as we head into fall.

Right now, it’s a market where buyers get room to breathe, sellers need to stand out, and investors have opportunities if they know where to look.
